Join us for this four-part course for a step-by-step guide to understanding the Annual Property Income and Expense Life Cycle.

Judy possesses thirty years of experience in managing commercial real estate both in suburban and downtown office markets with responsibilities including capital project and general construction management.
Judy has a BA in Management, is a graduate of the Denver Paralegal Institute and is a BOMA Fellow. She holds an RPA designation and is a licensed Colorado Broker.
Krystal Sears, RPA®, BOMI-HP®, General Manager Asset Services, Cushman & Wakefield
Krystal started in commercial property management in 2005 and is currently General Manager at 1670 Broadway with Cushman and Wakefield. Krystal holds both RPA & BOMI-HP designations and LEED GA designation.

Session One: It All Begins with the Lease
1.Understand basic lease information including tenant revenue and share of operating expenses.
2.Identify material tenant-specific lease inclusions and exclusions of building operating expenses, including, as required by lease, base years, gross-ups, caps and capital expenditures.
3.Lease abstracting (interactive) based on items 1 and 2.
4.Understand property title encumbrances.
5.Calculating with the annual operating budget. Gain knowledge about budgeting, NOI and CashFlow.

Session Two: Budgeting, Reporting and Reforecasting
1.Incorporate tenant and lease information learned in Session One in budget development
2.Calculating with the annual operating budget
3.Understand the Income Statement, Budget Comparison Report and General Ledger
4.Understand the accrual process
5.Understand variance reporting
6.Activate reforecast tool for ongoing monthly trending
7.Understand operating trends and impact to property financial results
